Biography
Maya Kallio
Maya built LCBSE from the ground up after working across hospitality, design and consulting in Finland and Spain. She runs the business side — pricing analysis against comparable sales, deal structuring, and coordinating the cross-border legal and tax questions that come with buying property abroad. She is usually the first person clients speak to and stays involved through closing.
Her background in international consulting means she understands the friction that comes with cross-border transactions: different tax systems, unfamiliar notary procedures, language barriers with lawyers, and the general anxiety of committing seven figures to a country you may have only visited twice. Maya's role is to remove that friction, step by step, so that by the time you sit down at the notary you know exactly what you are signing and why.
Before founding LCBSE, Maya spent time in Helsinki's hospitality sector and ran consulting projects in Northern Europe. She studied business in Finland and brings a distinctly Nordic approach to client service — transparent, process-driven, and deliberately low-pressure.
Expertise
What I focus on.
- 01
Pricing & deal structuring
Maya runs pricing analysis on every property LCBSE considers, cross-referencing recent comparable sales in the same micro-market. She structures offers that protect the buyer: reservation deposits, conditional clauses for survey results, and staged payments aligned with construction milestones on new builds.
- 02
Cross-border coordination
Buying property in Spain from Finland, Sweden or elsewhere in the EU means coordinating across multiple legal and tax jurisdictions at once. Maya manages the timeline between your home-country bank, the Spanish notary, the gestoría handling your NIE, and the Hacienda for tax declarations.
- 03
NIE & Golden Visa paperwork
Maya has guided dozens of NIE applications and Golden Visa submissions. She knows which police stations in Málaga process NIE fastest, what documentation the consulate in Helsinki requires for apostille, and how to structure the investment to qualify under current Golden Visa thresholds.
- 04
Nordic buyer advisory
Most LCBSE clients come from Finland and Sweden. Maya understands the concerns Nordic buyers bring: how Spanish property interacts with Finnish or Swedish wealth tax, double taxation agreements, and the pension-fund implications of owning a second home abroad.
Local knowledge
Where I work.
Marbella Golden Mile
The 6 km stretch between Marbella old town and Puerto Banús. Maya has closed transactions here ranging from €1.2M apartments to €8M beachfront villas. She tracks every new listing and price adjustment along this corridor weekly.
Puerto Banús & Nueva Andalucía
The port-adjacent market and the villa neighbourhoods behind it. Strong demand from Nordic buyers for golf-adjacent properties in the €800K to €3M range. Maya maintains relationships with several vendors in Las Brisas and Los Naranjos.
Sierra Blanca
Marbella's most exclusive hillside enclave. Limited inventory means transactions are infrequent but high-value. Maya handles buyer introductions to off-market opportunities through her vendor network.
Approach
How I work with clients.
Maya takes a consultative approach rather than a sales-driven one. The first conversation is about your situation: timeline, budget, what matters to you in a home, and what your tax position looks like. No property is mentioned until that picture is clear. She typically sends a shortlist of 5 to 8 properties within 48 hours of that initial call, each with a pricing note explaining why the asking price is fair, high, or negotiable relative to recent comparable sales.
From there, Maya coordinates viewings with Marco, manages the legal process with the appointed law firm, and stays as the single point of contact through to completion. Her phone is the one that rings when the gestoría needs a document or the notary has a question. The goal is that by the time you fly to Spain to sign, everything has been confirmed and there are no surprises at the escritura.
