Our book focuses on the eight courses we know intimately — La Quinta, Los Naranjos, Aloha, Las Brisas, Finca Cortesin, Valderrama, Real Club de Golf Guadalmina and La Reserva — plus the secondary courses most often requested by international buyers moving to the region. We represent fairway villas, golf-valley apartments and hillside homes with year-round play within a short drive.

Buying a golf property is rarely only about the house. It is about the club, the waiting list, the junior academy, the course-to-airport commute and the political feel of the community. We understand the HOAs and we understand the membership politics, and we will brief you on both before you reserve. Whether you are a scratch player looking at a frontline villa on Valderrama or a family choosing a second-line home at Los Naranjos for the kids, the advice is the same — the shortlist is small, and every home has been walked before it reaches your inbox.

The geography of golf on the Costa del Sol is worth understanding before you start looking at homes. The Nueva Andalucia golf valley, tucked behind Puerto Banus, contains five serious courses within a ten-minute radius — Los Naranjos, Las Brisas, Aloha, La Quinta and Magna Marbella — making it the most concentrated cluster in Europe. Further west, Finca Cortesin and Valderrama sit in the hills above Casares and Sotogrande, hosting Ryder Cups and Solheim Cups respectively and offering the most exclusive feel of any golf estate on the coast. Each cluster has its own character, pricing and membership rules, and the right course for a weekly player is rarely the same as the right course for a competitive club golfer.

Running costs on a golf home also deserve a plain conversation up front. On a fairway villa you are paying for the urbanisation community fee, the course protection netting if applicable, the pool and garden upkeep, and — if the course has a mandatory debenture — an annual contribution to the club itself. Some courses charge a capital levy on transfer of the home, collected at notary, and some apply a right-of-first-refusal clause that delays the sale timeline. We know the HOAs

Golf urbanisations on the Costa del Sol are governed by community statutes that vary wildly from course to course. Some include course access fees, some bundle security and gardening across the entire estate, and some impose strict architectural controls on exterior colours, roof tiles and even plant species. We know the statutes at La Quinta, Los Naranjos, Aloha, Finca Cortesin and Valderrama, and we will brief you on what you are committing to before you reserve.

We know the membership politics

Buying a home on a golf estate does not automatically make you a member of the club. Some courses maintain tightly controlled waiting lists, others sell membership separately at a steep premium, and a few charge per round with no membership required. The politics of each course matter enormously if you are buying primarily to play, and we will introduce you to the club secretary before you commit rather than after you have keys in hand.

Frontline vs second-line fairway

A frontline fairway villa that looks directly onto the course commands a real premium, but also brings stray golf balls, noise at tee-off and privacy trade-offs. A second-line home set one plot back often delivers similar views for 15 to 30 per cent less and quieter mornings. We will walk the plot with you, check the hole number and the prevailing slice, and help you understand the trade-off honestly before you decide which row suits your life.

Some courses such as Valderrama and Finca Cortesin tightly control access through full membership with waiting lists, while others such as Los Naranjos offer straightforward pay-and-play for residents and the general public alike.
