Marco Elsinger

Marco was raised in Spain with German roots and has spent years working the Costa del Sol property market from Estepona to Marbella East. He knows Spanish property law and regulations inside out — NIE applications, community-fee structures, building licences, the lot. He handles every property visit and negotiation directly, and his attention to detail means nothing gets missed between the first viewing and the notary appointment.

Marco is the person who walks every villa, inspects every new development site, and pressure-tests the asking price against the last five comparable transactions in the same neighbourhood. His knowledge of the micro-markets along the coast — why a Sierra Blanca hillside villa commands a premium over a similar build in Nueva Andalucía, or which Estepona developments will hold value — comes from years of on-the-ground experience rather than database analysis.

He is also the team's point of contact for German-speaking buyers, and his fluency in English, German and Spanish means he can coordinate directly with lawyers, architects and town-hall officials without anything getting lost in translation.

    Property visits & valuations

    Marco visits every property before it enters the LCBSE book or is shown to a client. He checks build quality, inspects for undisclosed defects, verifies that built areas match catastro records, and assesses whether the asking price reflects reality. He has visited over 500 properties along the Costa del Sol corridor.

    Spanish property law

    Marco grew up in the Spanish system and understands the legal framework that foreign buyers find unfamiliar: Ley de Propiedad Horizontal (community law), the implications of a PGOU urbanismo classification, building licence requirements, and the nota simple verification process. He works directly with the conveyancing lawyer to flag title issues before they become problems.

    Negotiation

    Price negotiation on the Costa del Sol follows patterns that vary by property type, seller motivation, and time on market. Marco knows when a 5% reduction is realistic and when it wastes time. He also negotiates on non-price terms: completion timelines, included furnishings, retention of deposits for snagging in new builds.

    German buyer advisory

    German-speaking buyers make up a significant share of Costa del Sol purchasers. Marco handles the relationship in German, coordinates with DBA Deutschland-Spanien tax advisors, and knows which German mortgage providers lend on Spanish property.

The hillside above Marbella's Golden Mile. Marco knows every street here and can tell you which plots have unobstructed sea views and which will lose them when the next development completes. He has negotiated transactions in Camoján, Los Monteros Hill, and the Sierra Blanca urbanisation itself.

Estepona & New Golden Mile

The stretch from San Pedro west to Estepona town. New-build developments here offer strong value per square metre on the western Costa del Sol. Marco tracks every active project, visits sites during construction, and advises on developer reliability and completion risk.

Nueva Andalucía

The golf valley behind Puerto Banús. Villas here range from €700K renovation projects to €5M modern builds. Marco monitors the micro-markets around Los Naranjos, Aloha, and La Quinta, and knows which streets command premiums for golf-course frontage.

Approach

How I work with clients.

Marco is the person on the ground. He does not send clients links to portals. He drives to the property, walks every room, checks the orientation at the time of day that matters, and comes back with a factual assessment: what the property is worth, what is wrong with it, and whether it matches what the client described.

For new-build purchases, Marco visits the development site at least twice during construction to document progress and flag any deviation from the plans. He photographs everything and keeps a timeline that protects the buyer's position if snagging issues arise at handover. His negotiation style is direct: he presents comparable transaction data to the vendor's agent and lets the numbers make the case.
