The Costa del Sol is, once again, one of the most active new-build markets in southern Europe. Off-plan towers rise on the New Golden Mile, contemporary villa schemes scatter across Benahavis and the backcountry of Estepona, and turnkey boutique projects land in the hillsides above Marbella every few months. The choice is extraordinary, but so is the risk of choosing the wrong promoter. Our role is to edit aggressively, so a buyer sees only projects that have passed a real due diligence test.
We work with the region's most respected developers and architects, but we do not take their marketing at face value. Every new development on our shortlist has been checked for licence status, bank guarantee structure, build team track record and contractual protection for the buyer. We then guide you through reservation, staged payments, snagging and handover — translating the paperwork, attending the site visits and keeping a clear timeline from first deposit to the day you pick up the keys.
Off-plan and turnkey each have a rhythm, and the right answer depends on what you value most. Off-plan lets you lock in a price early, influence the finishes and sometimes even the layout, and spread the payments across the build rather than committing a single lump at notary. The trade-off is time — you live with a projected delivery window, a construction timeline that can slip, and the need to physically travel for snagging and handover. Turnkey removes the wait and the uncertainty. You see the home, you know the light, you inspect the finishes in real life and you can be in residence within weeks rather than months. Both routes have a place in a well-designed buying plan, and part of our job is helping you decide which fits your brief.
The Costa del Sol new-build market has also matured dramatically over the past decade. The best developers now work with internationally recognised architects, build to proper energy-performance standards, offer a genuine ten-year structural warranty and maintain an after-sales service desk that actually answers the phone. We maintain close working relationships with the promoters who behave this way, and we avoid the ones who do not, regardless of how attractive their renders look. When we put a project in front of you, the vetting has already happened, the paperwork has been read, and the only remaining question is whether the home is right for you.

Off-plan and turnkey
We represent both ends of the new-build spectrum. Off-plan projects let you choose the plot, the orientation and frequently the finishes, with prices locked in early and staged payments spread over the build. Turnkey new developments give you a completed, snagged and licensed home with nothing left to imagine. We will walk you through the trade-offs honestly and help you decide which route matches your timeline.
Developer vetting up front
Not every promoter on the Costa del Sol has a track record you can rely on. Before we add a new-build project to the book we check the developer’s delivered portfolio, the track record of the build team, the licences on the municipal file, the bank guarantee structure and the contractual penalty clauses. If any of those pillars are missing or weak, the project does not make the shortlist — no matter how attractive the renders look.
Reservation and stage-payment coordination
New developments run on a rhythm of reservation contract, private purchase contract, staged milestone payments and a final balance at notary. We coordinate each step alongside your independent lawyer, translate the paperwork into plain English and keep a shared timeline so you always know what is due when. When the project completes, we handle the snagging visit and the handover together with you.

When you find the one, we coordinate the reservation contract, your independent lawyer, NIE paperwork and the timeline to notary. No pressure, no chasing.

- Off-plan means you reserve a home before or during construction, typically paying a reservation fee, signing a private purchase contract and then releasing staged payments as the build hits milestones. You often get to select the plot, finishes and some layout details, and pricing is locked in early. Turnkey means the project is already complete, licensed and snagged — you walk in, notary on a short timeline and move in, paying the full balance at completion rather than across months.
