What makes Sierra Blanca different.
Sierra Blanca sits directly above Marbella town, on the lower slopes of La Concha mountain. The area offers something rare on the Costa del Sol: large hillside plots with panoramic south-facing sea views, within a ten-minute drive of the restaurants, shops and schools of Marbella centre. Where the Golden Mile is flat and beachfront, Sierra Blanca is elevated and garden-oriented. Where La Zagaleta is remote and ultra-private, Sierra Blanca is accessible and connected. For long-term residents who want a villa lifestyle without the isolation of the inland estates, it is the natural choice.
The urbanisation is gated at multiple entry points, with security patrols and CCTV. Plots are large — typically two to five thousand square metres — with mature Mediterranean gardens, private pools and south-facing orientation. The most prized positions are those with unobstructed views over the town to the sea, which command a premium of twenty to thirty per cent over equivalent plots facing east or west. The drive to the Golden Mile beaches is six to eight minutes, to Puerto Banús ten to twelve, and to the old town five.
Sierra Blanca has attracted a steady influx of new development over the past five years, most notably the Epic Marbella and Design Hills projects, which have introduced contemporary apartment and townhouse formats to an area previously dominated by detached villas. These developments have brought younger buyers and a more international demographic, but the core of the community remains established families who have lived here for a decade or more.
The microclimate is slightly cooler than the beachfront — one or two degrees lower in summer, which most residents consider an advantage — and the mountain backdrop gives the area a sense of being immersed in nature that the flat coastal strip cannot match. Hiking trails on La Concha are accessible from the top of the urbanisation, and the views from the summit on a clear day extend to North Africa.

Property in Sierra Blanca — what to expect.
Property in Sierra Blanca splits into two categories: established villas on mature plots (typically built in the 1990s and 2000s, many renovated or extended since) and the newer apartment and townhouse developments at the lower edge of the urbanisation. Villa prices range from two and a half million to fifteen million euros, depending on plot size, condition, view orientation and modernity of the build. The newer developments start from around one million for a two-bedroom apartment and climb to five million for a penthouse with a private pool.
Buyers considering a villa should budget for renovation unless they are purchasing a recent build. Many Sierra Blanca villas were built to the taste of their original owners thirty years ago, and kitchens, bathrooms and technology systems often need updating. Renovation costs on the coast run from eight hundred to twelve hundred euros per square metre for a high-quality refurbishment. Daily life
Living in Sierra Blanca.
Sierra Blanca life is centred on the home and the mountain. Morning coffee on the terrace with the sea view, a walk up the La Concha trail, lunch in the old town (a five-minute drive), children collected from school in Nueva Andalucía or Marbella East (ten to fifteen minutes). The La Cañada shopping centre is the nearest large commercial hub — supermarket, pharmacy, electronics, clothing — and sits five minutes down the hill. Evenings are quiet: dinner at home, or a drive to the Golden Mile hotels or the old town restaurants.
The community is international but less transient than Puerto Banús or the newer Estepona developments. Many residents are full-time, which gives the area a settled, neighbourly feel. There is an active social network of long-term expat families, centred around the schools and the sports clubs. For families relocating permanently with children, Sierra Blanca offers the best combination of villa living, proximity to schools and access to everyday Marbella amenities.
Investment

Sierra Blanca villas have appreciated at four to six per cent per annum over the past decade, broadly in line with the wider Marbella market. The newer apartment developments have seen faster growth — seven to ten per cent in some cases — driven by demand from buyers who want the Sierra Blanca address at a lower entry point. Rental yields for villas are modest (two to four per cent gross) because the properties are large, running costs are high, and the tenant pool is narrow.
The long-term investment case is strong. Sierra Blanca is the only area within walking distance of Marbella centre that offers large villa plots with sea views, and the supply is fixed — the mountainside cannot be extended, and planning restrictions prevent densification. As Marbella town continues to grow and improve its infrastructure, the premium for elevated, spacious living above the town will only increase.
