Benahavís is one of three municipalities that make up the Marbella luxury corridor, alongside Marbella itself and Estepona. Its territory is vast, roughly 145 km² of mountainous terrain stretching from the coast road to the Sierra de las Nieves national park, but its population is modest at approximately 8,000 residents. For property buyers, Benahavís is significant because it contains some of the Costa del Sol’s most prestigious addresses: La Zagaleta, El Madroñal, Monte Mayor, La Quinta, Los Arqueros, La Alquería, and La Heredia. These gated communities and golf resorts offer a mountain alternative to coastal Marbella at price points ranging from €400K apartments in La Quinta to €30M villas in La Zagaleta. The municipality has historically offered lower IBI rates than Marbella, though this differential has narrowed in recent years.

Los Arqueros (€400K–1.5M) is another golf-focused community with an 18-hole course, offering townhouses and villas popular with families and golfers seeking value. La Alquería and La Heredia (€400K–1.2M) are newer developments offering modern apartments and townhouses with mountain views at accessible price points.

Monte Mayor (€800K–4M) is a gated hillside community with panoramic views and larger plots, positioned as a more affordable alternative to La Zagaleta. The village of Benahavís itself has a small stock of traditional townhouses and apartments from €200–500K, appealing to buyers who want to live in a genuine Spanish mountain village.

The gap has narrowed over the last decade as Benahavís has increased spending on infrastructure, but a meaningful saving remains.

However, buyers should be aware that Benahavís properties often have higher community fees than equivalent properties in Marbella. Gated communities with extensive infrastructure (La Zagaleta, El Madroñal, Monte Mayor) charge €5,000–35,000 per year in community fees, which can exceed the IBI saving. The net tax advantage depends on the specific urbanisation and should be modelled before assuming Benahavís is automatically cheaper.

The nearest beach is 10–20 minutes depending on your specific location, Marbella old town is 15–25 minutes, and Puerto Banús is 10–20 minutes. The Benahavís village has a handful of local shops and a weekly market, but for serious shopping you need to drive to San Pedro or Marbella.

The outdoor lifestyle is the compensation. Three rivers (Guadalmina, Guadaiza, and Guadalmansa) run through the municipality, offering hiking trails and natural swimming spots. The Sierra de las Nieves national park is accessible from the upper reaches of the municipality. Mountain biking, horse riding, and trail running are part of daily life for many residents. The air quality is noticeably better than the coast, and nighttime temperatures in summer can be 5–8°C cooler than the beach, making Benahavís comfortable without air conditioning during months when coastal homes depend on it.
